Usually yes, after we check the existing foundation. Many F-10 houses were designed for a single storey, so the footings may need strengthening before additional load is applied. We inspect first, then design the extension and any strengthening work together and submit the revised drawings to CDA.
Most F-10 houses have sound structures, which makes renovation the better value. We inspect the frame, footings and brickwork, and if they are in good condition we renovate. If we find serious structural problems, we say so and explain what a rebuild would involve — but we do not push a rebuild onto a house that does not need one.
Renovation cost depends almost entirely on how much you replace. Cosmetic work — paint, tiling, fittings — is a fraction of the cost of replacing wiring, plumbing and waterproofing throughout. We provide an itemised BOQ separating each element so you can decide how far to go and see exactly what each decision costs.
